Ocean Grove Condominiums
 
Elmendorf Precast was approached by the architectural firm and developer to assist with the unique design of the precast concrete balconies for this high profile ten level condominium project.

Because the structure is located approx. 200' from the shoreline of the Gulf of Mexico, all of the reinforcing steel was pre-cut and bent on a radius and then coated with an epoxy resin to minimize corrosion. All of the embedded plates and connection steel were hot dipped galvanized and recessed in pockets, which were grouted solid after erection. The entire precast panel system is constructed to resist the corrosive elements of the salt air.

Another unique feature of the design is the method of connection. The precast balconies are suspended in air by attaching to the concrete floor slab at each level. The floor structure is only 8" thick. This posed an unusual challenge for the precast design team, but after calculating all the stress loads and wind factors, our engineers were able to develop a structurally sound solution and provide the aesthetic appearance that the architect demanded.

The developer is so pleased with the performance of Elmendorf Precast that he is currently working on the design of a second condominium tower along the Galveston shoreline and has once again contacted us to assist in the construction.
